Why settlements stall

A mechanic's lien settlement fails at the exchange, not at the agreement. The release is signed and sitting in a drawer. The funds are approved and sitting in an account. Each side is waiting for the other to move first, and the property stays clouded while they wait.

LienStreet is the neutral party in the middle. We hold the signed releases and the settlement funds at the same time, verify both, and complete the swap. Then we file every release with the county so the record shows the lien is gone.

How the money is protected

Wire instructions live inside the platform, behind multi-factor sign-in, integrity-checked on every view. Never in email. We do not change wire instructions by phone or email.

When is the fee paid?

Invoiced to the funding party at case setup, due on the invoice terms. It is not deducted from the settlement.

What if the case does not close?

Funds return to the payor. There is no third path.

How settlement funds are protected

Every settlement LienStreet administers runs behind layered financial, technical, and legal controls, so funds move only when they should, and only to verified parties.

Segregated settlement account

Settlement funds are held in a dedicated account at a federally regulated U.S. bank, fully separate from LienStreet's operating funds. They are never commingled and are not LienStreet's property.

Controlled disbursement

LienStreet releases payment only when every lien release on the case is executed and verified. Funds either complete the settlement or return to the payor; there is no third path.

Wire fraud controls

Wire instructions appear only inside the platform, behind multi-factor authentication, never in email. Account details are integrity-checked on every view and fail closed. We never change wire instructions by email or phone.

Recipient verification

Every receiving account is verified before funds move: by documentary evidence with verbal confirmation against independently sourced contact details, or by bank-login verification (Plaid). Payment details are never accepted or changed by email. LienStreet never sees or stores bank login credentials; verification records retain only what the audit trail requires.

Access security and encryption

Multi-factor authentication for all fund-related access, row-level data isolation so each party sees only its own case, and encryption in transit and at rest.

Audit and oversight

Every action on a case is logged in a permanent, timestamped audit trail, settlements are administered with mechanic's lien specialist oversight, and every case concludes with a Resolution Report containing the filed lien releases.

Privacy Policy

LienLink, LLC d/b/a LienStreet operates the LienStreet platform, which administers mechanic’s-lien settlements: coordinating settlement documentation, holding settlement funds in a bank settlement account, and disbursing funds to the parties. This policy explains what we collect, how we use and share it, and your choices. By creating an account or using LienStreet, you agree to this policy.

1. Information We Collect

Account/contact info (name, company, email, phone, role); case and settlement information; documents you upload (liens, lien releases, W-9s); and bank account details (or a verified bank connection) needed to send/receive settlement funds. We collect basic usage/device data automatically. When you connect a bank account we use Plaid Inc. to verify the account and its ownership; your use of Plaid is also governed by Plaid’s End User Privacy Policy (plaid.com/legal), and we receive verified account information so we can move settlement funds accurately.

2. How We Use It

To administer settlements, verify bank account ownership before moving funds, communicate about your case, operate/secure/improve the platform, and meet legal, tax, and record-keeping obligations. We do not sell your personal information.

3. How We Share It

With service providers under contract (database/hosting, Plaid for bank verification, email, banking partner), limited to what each needs; with other parties on a shared case according to role (a payor sees the case it funds; a payee sees only its own information: one party cannot view another’s confidential settlement details); and where required by law or to protect rights and safety.

4. How We Protect It

Encryption in transit (TLS) and at rest; role-based, least-privilege access enforced at the database layer via row-level security; restricted access to bank/tax data on a need-to-know basis; secrets kept in managed secret stores. No method is completely secure, but we safeguard data consistent with its sensitivity.

5. Retention

We keep personal and financial information only as long as needed to administer settlements and meet legal and record-keeping requirements, then delete or de-identify it.

6. Your Rights

Depending on your location you may access, correct, delete, or restrict processing of your information, or request a copy. Contact info@lienstreet.co to exercise these rights.

7. Children’s Privacy

LienStreet is a business platform not directed to children; we do not knowingly collect information from anyone under 18.

8. Changes

We may update this policy and will revise the “Last updated” date and provide notice of material changes.

Terms of Service

1. Acceptance of Terms

By accessing or using the LienStreet platform ("Service"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service. These terms apply to all users including attorneys, payors, payees, property owners, and administrators.

2. Description of Service

LienStreet is a settlement administration platform that facilitates coordination of mechanic's lien settlements. LienStreet provides technology to organize documentation, communicate between parties, and track settlement status. LienStreet is not a law firm and does not provide legal advice. LienStreet coordinates the administrative process of lien settlement, including document review, fund administration, and disbursement.

3. Settlement Account

Settlement funds are held in a secure bank settlement account. LienLink, LLC d/b/a LienStreet is not a bank and does not hold funds directly. Disbursement of funds is governed by the executed settlement agreement and authorized by LienStreet administrators.

4. User Accounts

You are responsible for:

  • Maintaining the confidentiality of your login credentials
  • All activity that occurs under your account
  • Notifying us immediately of any unauthorized access
  • Ensuring all information you provide is accurate and current

5. Wire Transfer Verification

Before sending wire transfers, users are required to verbally verify wire instructions with a LienStreet administrator. LienStreet is not liable for losses resulting from wire fraud where the user failed to complete verbal verification. We strongly recommend using our wire verification service for all disbursements.

6. Acceptable Use

You agree not to:

  • Use the platform for any unlawful purpose
  • Submit false or fraudulent case information
  • Attempt to gain unauthorized access to any part of the platform
  • Interfere with or disrupt the Service
  • Share your login credentials with unauthorized parties

7. Fees

LienStreet charges a flat transaction fee to the payor based on settlement size. Fees are disclosed prior to case setup and are non-refundable once the case has been opened and parties notified.

8. Limitation of Liability

LienLink, LLC d/b/a LienStreet's liability is limited to the transaction fees paid for the specific case giving rise to the claim. LienStreet is not liable for indirect, incidental, or consequential damages, including but not limited to lost profits or wire fraud losses where proper verification procedures were not followed.

9. Governing Law

These Terms are governed by the laws of the State of Missouri. Any disputes shall be resolved in the courts of Jackson County, Missouri.

Settlement Account Compliance

All settlement funds processed through LienStreet are held in a dedicated bank settlement account. Funds are held by a licensed financial institution and are never commingled with operating funds.

Funds are never commingled with operating funds. Each case is tracked as a separate virtual sub-account with complete transaction logs available to LienStreet administrators.

Wire Fraud Prevention

LienStreet takes wire fraud prevention seriously. Our platform includes the following safeguards:

  • Verbal verification required: all wire instructions must be verbally confirmed before funds are sent
  • Bank account verification: independently verified bank accounts prior to any disbursement
  • Administrator authorization: all disbursements require explicit approval from a LienStreet administrator
  • Audit trail: every action on the platform is logged with timestamp and user attribution
  • Secure wire instruction delivery: wire instructions are delivered through the secure platform, never over unencrypted email

Data Security

LienStreet uses industry-standard security practices:

  • Encryption in transit: all data transmitted over TLS 1.2+
  • Encryption at rest: all stored data encrypted using AES-256
  • Role-based access: each party sees only the information relevant to their role
  • Supabase infrastructure. SOC 2 Type II compliant hosting
  • Private document storage: all uploaded files stored in private buckets with signed URLs

Attorney Involvement

LienStreet coordinates the settlement process but does not provide legal advice or legal services. Every LienStreet case is assigned a managing administrator who is responsible for reviewing and verifying all lien release documents before any funds are disbursed.

LienLink, LLC d/b/a LienStreet provides document administration and coordination services only. LienStreet reviews documents for completeness and consistency with settlement terms: this is an administrative function and does not constitute legal advice or the practice of law. Parties requiring legal advice should engage their own counsel.

Record Retention

All case records, documents, transaction logs, and communications are retained for a minimum of 7 years following case closure, consistent with best practices for legal and financial record keeping.
