Why LienStreet?

To reduce friction in the settlement of mechanic's liens. LienStreet gives everyone a known, secure and reliable place to review and maintain mechanic's liens while payments are made. That cuts down on administrative burden and the need to chase down closing documents.

How it works

Releases and funding move together.

Releases and funding run simultaneously, neither side waits on the other. The payor may wire at any time. Each lienholder is paid when its own release is confirmed and the funds have arrived. That speeds up the entire process while securely getting every party the deliverables needed to close the project.

Traditional Lien Closing Process Compared to LienStreet

$1,000,000

LienStreet coordinates your settlement funds and the lien releases at the same time, saving weeks and money. Every closed project ends with a Resolution Report capturing every detail in one document, ready for your records, and ready to share with key stakeholders.

With LienStreet $3,500 One flat fee, invoiced separately. Never taken from the settlement.
The traditional way
Traditional escrow at 1% $10,000
Attorney time to run the exchange (8 hrs at $350) $2,800
Cost of waiting (8%, 54 days) $11,836
Traditional total $24,636

Assumes a $1,000,000 settlement, 2 liens. A traditional escrow charging 1% holds the money. The traditional route does not collect releases, verify accounts, file, or issue a Report. This example is from a real life exchange that took 54 days to close.
The closing package

Every project ends with a Resolution Report.

A complete record of the project, with every lien and release detail for your files or to forward to lenders, title companies, and other stakeholders: when the matter opened, funded, disbursed, and filed, with every release and filing number attached.

Built for everyone involved

Every settlement has two sides. LienStreet sits between, facilitating a neutral exchange of funds and releases.

Funding the settlement

Developers and owners

A lien blocks the closing or the refinance. Clearing it on a schedule you can hold is the whole job.

Construction lenders

Open liens sit on top of your collateral. You need every release filed, not emailed as a PDF.

Sureties and insurers

Fund a settlement with documented releases and a timestamped trail behind every disbursement.

Holding the release

Subcontractors and suppliers

Your release is tied to verified payment, not a promise. You are invited into the case and pay nothing.

General contractors

You are answerable up and down the chain. One case shows the owner and every sub the same status.

Representing the parties

Construction attorneys

Run the administration for a client without holding funds yourself. LienStreet does not give legal advice or represent any party.

Funds disbursed. Releases filed. Project closed.

Settlement and Payment Security

Custodial account

Settlement funds are deposited in a custodial account in LienStreet's name, for the benefit of the parties, at a U.S. registered bank. LienStreet controls disbursement. The funds are not LienStreet's property.

Verify any document

Every Resolution Report, Resolution Record, and confirmation carries a verify code. Anyone holding the document can check it at lienstreet.co/verify in seconds.

Reviewed by LienStreet staff

LienStreet staff review each release against the lien it releases before that lienholder is paid, supported by automated document checks.

Call-back on every wire

The payor must confirm our wire instructions by phone before sending. LienStreet confirms every outgoing wire by call-back. Each side bears losses caused by its own failure to follow these steps.

Every account verified

Each receiving account goes through bank verification before it can be paid, and each payee files a W-9 first.

Fraud coverage

LienStreet carries funds-transfer fraud coverage for its own account. Limits are available on request. It does not insure any party's funds.

Timestamped trail

Every upload, approval, wire, and filing is timestamped and attributed, and the trail ships with the closeout.

FAQ

Does the fee come out of the settlement?

No. It is invoiced to the funding party and is never deducted from settlement funds. It is never a condition of paying a lienholder.

Do lienholders pay anything?

Nothing. Lienholders are invited into the case, file a W-9, verify their bank details, and receive their money in full.

When is the fee set?

At case setup, from the settlement size, and disclosed in writing before anyone funds. It does not change as the case runs.

What if the settlement falls apart?

Funds either complete the settlement or return to the payor. There is no third path unless a court order or the parties' written agreement directs otherwise.

Is this legal representation?

No. LienStreet is a settlement administrator. It does not give legal advice and does not represent any party.

Who can open a case?

Only LienStreet opens cases. Register or request a demo, and a case is set up with the parties and the fee stated up front.

Verify a Document

Enter the verification code printed in the footer of a LienStreet Resolution Record or Resolution Report to confirm it is genuine.

What the result means

Genuine LienStreet document. LienStreet issued this document and it is the current version. The issue date shown is the date LienStreet issued it.

Genuine, but superseded by a newer version. LienStreet issued this document, but a newer version has replaced it. The document you are holding is authentic but out of date. Ask the party who gave it to you for the current version, or contact us.

Not recognized. The code was not issued by LienStreet, or it was typed incorrectly. Codes are five groups of characters and are not case sensitive.

What verification does and does not tell you

Verification confirms three things: that LienStreet issued the document, the date it was issued, and whether it is the current version.

It does not display the contents of the document, and it does not disclose any party's identity, bank information, or settlement amounts. Anyone can check a code. Nobody learns anything from checking one except whether the document in their hand is genuine.

What these documents are

A Resolution Record summarizes one party's settlement. It binds together that party's mechanic's lien, the signed release, the stamped filed copy of the release, and the record of the payment that was made. One Record per lienholder.

A Resolution Report is the closeout record for an entire project. It carries the outcome for every lien on the case and includes each Resolution Record as an appendix.

Both are issued by LienStreet at the end of a settlement, after the releases have been reviewed and the funds have been disbursed.

Who issues them

LienLink, LLC, doing business as LienStreet. LienStreet is a neutral settlement administrator. It is not a law firm and does not represent any party to a settlement.

Privacy Policy

Effective June 30, 2026 · Last updated October 3, 2026

LienLink, LLC d/b/a LienStreet operates the LienStreet platform, which administers mechanic’s-lien settlements: coordinating settlement documentation, holding settlement funds in a custodial account, and disbursing funds to the parties. Settlement funds are deposited in a custodial account in LienStreet's name, for the benefit of the parties, at a U.S. registered bank. LienStreet controls disbursement. The funds are not LienStreet's property. This policy explains what we collect, how we use and share it, and your choices. By creating an account or using LienStreet, you agree to this policy.

1. Information We Collect

Account/contact info (name, company, email, phone, role); case and settlement information; documents you upload (liens, lien releases, W-9s); and bank account details and bank verification documents (such as a voided check or bank letter) needed to send/receive settlement funds. We collect basic usage/device data automatically. We may use a bank-verification provider to confirm account ownership; that provider’s own privacy policy also applies.

2. How We Use It

To administer settlements, verify bank account ownership before moving funds, communicate about your case, operate/secure/improve the platform, and meet legal, tax, and record-keeping obligations. We do not sell your personal information.

3. How We Share It

With service providers under contract (database/hosting, bank verification, email, banking partner), limited to what each needs; with other parties on a shared case according to role (a payor sees the case it funds; a payee sees only its own information: one party cannot view another’s confidential settlement details); and where required by law or to protect rights and safety.

4. How We Protect It

Encryption in transit (TLS) and at rest; role-based, least-privilege access enforced at the database layer via row-level security; restricted access to bank/tax data on a need-to-know basis; secrets kept in managed secret stores. No method is completely secure, but we safeguard data consistent with its sensitivity.

5. Retention

We keep personal and financial information only as long as needed to administer settlements and meet legal and record-keeping requirements:

  • Case records (Resolution Records, Reports, Disbursement Confirmations, liens, releases, the settlement schedule, the ledger and the activity log): 7 years after the case closes.
  • W-9s: 4 years after the last tax year they were used for.
  • Bank account numbers: deleted 90 days after the last payment on the case. The verification record (how, when, last four digits only) is kept 7 years.
  • Account and login details: while the account is open, then 1 year.
  • Anything else we no longer need is deleted.
  • Notice of a claim or legal hold: everything related is kept until it is resolved.

6. Your Rights

Depending on your location you may access, correct, delete, or restrict processing of your information, or request a copy. Contact info@lienstreet.co to exercise these rights.

7. Children’s Privacy

LienStreet is a business platform not directed to children; we do not knowingly collect information from anyone under 18.

8. Changes

We may update this policy and will revise the “Last updated” date and provide notice of material changes.

Settlement Administration Terms

Last updated: October 3, 2026 · Version 2026-10-03 · lienstreet.co/terms

These Terms govern every account on the LienStreet platform, operated by LienLink, LLC d/b/a LienStreet ("LienStreet"). You accept them when you create an account, on behalf of yourself and the organization you register, and again at sign-in when they change. If you do not agree, do not use the platform.

Section 1. Roles

On each case a party is a Payor (it funds all or part of the settlement), a Lienholder (it is paid from the settlement and delivers a release of its lien), or both. A Representative is an attorney or agent acting for a party. LienStreet assigns each party's role when it opens the case. LienStreet is the settlement administrator. It is not a party to the settlement and does not represent any party.

Section 2. All parties

Each party provides accurate information, keeps its login secure, and follows the wire verification steps in Section 9. Each party sees its own documents and the case documents its role allows. W-9s and bank verification records are never shared with another party.

Section 3. Payors

A Payor confirms the settlement schedule before its wire instructions are released. It funds its own contribution as shown on the confirmed schedule, and pays any platform fee LienStreet assigns to it under the published fee schedule. The fee is never deducted from settlement funds. When a case has more than one Payor, no Payor sees another Payor's name, contribution, fee or wire details.

Section 4. Lienholders

A Lienholder provides a copy of its filed lien, a signed and notarized unconditional release, a W-9, and bank details that LienStreet verifies. LienStreet holds the release and delivers it when that Lienholder has been paid. A Lienholder is paid once its own release is confirmed and the funds for its payment have arrived.

Section 5. A party that is both

A party that is both a Payor and a Lienholder on the same case has the duties of each role. Its payment as a Lienholder is not made until its own contribution as a Payor has been received in full.

Section 6. Representatives

A Representative acts for the party it represents and sees what that party sees. The party remains responsible for its own obligations.

Section 7. The Service

LienStreet provides a secure case dashboard for the parties to a mechanic's lien settlement; collects and reviews each Lienholder's release; coordinates verified wire instructions; receives settlement funds into its settlement account and disburses them; files executed releases with the authority having jurisdiction where the case calls for it; and delivers a Resolution Record for each Lienholder and a Resolution Report at case close. LienStreet is not a law firm and does not provide legal advice.

Section 8. Settlement Account

Settlement funds are deposited in a custodial account in LienStreet's name, for the benefit of the parties, at a U.S. registered bank. LienStreet controls disbursement. The funds are not LienStreet's property. Disbursement follows the confirmed settlement schedule and is authorized by a LienStreet administrator. Funds either complete the settlement or return to the Payor; there is no third path unless a court order or the parties' written agreement directs otherwise.

LienStreet carries funds-transfer fraud coverage for its own account. Limits are available on request. It does not insure any party's funds.

Section 9. Wire Verification and Bank Verification

Payors. A Payor confirms LienStreet's wire instructions by phone, at the number published on the platform, before sending any wire. Wire instructions appear only inside the platform and never change by email, text or phone. LienStreet confirms every outgoing wire by call-back.

Lienholders. Before LienStreet pays an account it verifies it: a bank letter or voided check in the Lienholder's exact legal name, plus a voice verification call to a number LienStreet finds itself, never one the Lienholder provides. LienStreet voice-verifies before the first payment to any account, whenever bank details change, and again if the last voice verification is more than six months old.

Each party bears losses caused by its own failure to follow these steps.

Section 10. Document Review

Every release is checked twice before a lienholder is paid. First, the platform compares the release with the lien on file. Then a LienStreet administrator reviews each release to confirm it matches the lien being released: the lienholder, the property, the amount and the filing information, and that it is signed and notarized. LienStreet will make all reasonable efforts to ensure a lien release appropriately releases each lien. However, it does not perform legal services, and any concerns over the legal effect of any release should be raised with your own counsel.

Section 11. Fees

The platform fee is a flat fee based on the total settlement amount, under LienStreet's published fee schedule. LienStreet sets the fee when a case is opened and consults with the parties as to who will pay it. The fee is invoiced separately and is due when the case closes. It is never deducted from settlement funds and is never a condition of paying a lienholder.

Section 12. Acceptable Use

You agree not to:

  • Use the platform for any unlawful purpose
  • Submit false or fraudulent case information
  • Attempt to gain unauthorized access to any part of the platform
  • Interfere with or disrupt the Service
  • Share your login credentials with unauthorized parties

Section 13. Limitation of Liability

Except as stated below, LienStreet's total liability to any party arising out of a case is limited to the fees paid to LienStreet for that case. LienStreet is not liable for indirect, incidental, consequential or lost-profit damages.

This limit does not apply to: (a) settlement funds LienStreet received for a case and did not disburse or return as the case documents and these Terms direct, up to the amount of those funds; or (b) loss caused by LienStreet's gross negligence, willful misconduct or fraud.

LienStreet is not responsible for loss caused by a party's own failure to follow the wire verification steps in Section 9.

Section 14. Governing Law

These Terms are governed by the laws of the State of Missouri. Any disputes shall be resolved in the courts of Jackson County, Missouri.

Section 15. Acceptance and Changes

You accept these Terms when you create an account, on behalf of yourself and the organization you register. LienStreet records each acceptance: the user, the time, and the version accepted. When these Terms change, LienStreet revises the date and version above and asks you to accept the new version at your next sign-in before you continue.

Compliance

Last updated: October 3, 2026

Settlement Account Compliance

Settlement funds are deposited in a custodial account in LienStreet's name, for the benefit of the parties, at a U.S. registered bank. LienStreet controls disbursement. The funds are not LienStreet's property.

Settlement funds are never commingled with operating funds. Case funds are maintained in a separate account for the benefit of the payor and payees.

Wire Fraud Prevention

LienStreet takes wire fraud prevention seriously. Our platform includes the following safeguards:

  • Verbal verification required: all wire instructions must be verbally confirmed before funds are sent
  • Bank account verification: independently verified bank accounts prior to any disbursement
  • Administrator authorization: all disbursements require explicit approval from a LienStreet administrator
  • Audit trail: every action on the platform is logged with timestamp and user attribution
  • Secure wire instruction delivery: wire instructions are delivered through the secure platform, never over unencrypted email

Data Security

LienStreet uses industry-standard security practices:

  • Encryption in transit: all data transmitted over TLS 1.2+
  • Encryption at rest: all stored data encrypted using AES-256
  • Role-based access: each party sees only the information relevant to their role
  • Supabase infrastructure. Our hosting provider maintains a SOC 2 Type II report.
  • Private document storage: all uploaded files stored in private buckets with signed URLs

Record Retention

Records are kept for these periods, then deleted:
